Landlord Fee Guide (inclusive of VAT)
Letting Fees & Services
In the event of Talbots introducing a Tenant who completes a letting contract, either directly or indirectly, (which includes Tenants introduced via sub-agents) with the Landlord, our fees in the first year will be 9.6% (equal to 8% plus VAT) of the gross rental and based on the agreed annual rental price. Inventory check out fee depends on the size of the property and is an option we can advise on for the landlord.
Tenancy Renewals
In the event of one/some or all of the Tenants, or any person or company connected with the Tenants, wish to renew or extend the tenancy our further full fees (described as renewal fees) will become due. The renewal/extension to tenancy fees during the first 12 months will be 9.6% (equal to 8% plus VAT) of the gross rent payable. In the 2nd & 3rd renewal period and after the first year, the fees will be 7.8% (equal to 6.5% plus VAT) of the gross rental and based on the agreed annual rental price. Renewal fees for the 4th year onwards will be 6% inclusive of VAT (equal to 5% plus VAT) of the gross rent in the renewal period. Fees are payable in full at the commencement of the new tenancy renewal/extension. Should the rents increase on renewal our fees will be based on the new agreed rent.
If the tenancy becomes periodic our full renewal fees will apply and will be invoiced to the Landlord at the end of each and every three month period. The fee will be based on the fee structure as above of each year the contract is periodic.
Management Charges
Are in addition to our letting fees and our charges for management services are levied on a monthly basis at the rate of 7.2% (equal to 6% plus VAT) of the monthly rent.
Attending court/tribunals - £150 per hour plus travel expenses.
